Our History A Bound Corporation has been in the real property transaction business for over 12 years, its founder for over 25 years and from its inception has specialized in land surveying, property appraisals and abstracting. The company is based in Miramichi, New Brunswick, and predominantly serves the New Brunswick market, but is certified to deliver various services throughout Canada and the United States. For the first 5 years, A Bound Corporation supplied its clientele with professional services in the fields of property appraisal, sales and surveying, but in subsequent years worked to build its offerings to include virtually all aspects of the real property transaction. A Bound Corporation's management attributes its success to its expertise in the full range of disciplines within the field of real property transactions, including property appraisals, mapping, assessment, land surveying, real estate sales, railroad real estate, auctioneering, right of way/land agent, training & education and transaction support. A Bound has embraced new technology as it has entered into these fields over the years, and as such, the company has become a leader in the use of emerging technologies in New Brunswick. Innovative Company The company has combined expertise in the traditional business of real estate valuation & surveying, as well as within the emerging field of GIS application development. In 1998, A Bound used this expertise to develop an innovative suite of software solutions to support various aspects of the property transaction industry. These solutions are integrated using various leading edge technologies including digital mapping and satellite imagery, and delivered to the user within an ASP environment using a powerful database engine and intelligent processing. A Bound Corporation has evolved into an emerging market company which has combined its expertise in various aspects of the real property transaction industry with leading edge technology, to produce innovative solutions which support core elements of property commerce. By 1982, A Bound's founder had built an excellent reputation delivering professional services to the Provincial government as it created a comprehensive database of mapping/property information for the entire province of New Brunswick. Once completed, New Brunswick was the first province or state in North America to have a completely digitally mapped jurisdiction. A Bound's founder played a key role in the population of this database, having contributed toward the physical gathering of this property data. Due to recent innovations in the science of GIS and satellite imagery, the real estate industry is headed for a dramatic paradigm shift, which will forever change the way this traditional industry operates. The management team at A Bound has conceived a suite of innovative applications, designed to streamline the industry’s core business processes (property appraisal/assessment, property mapping, imagery and title identification). A Research and Development Company In 1999 the Company embarked upon an intensive R&D initiative geared toward the development of a core technology designed to improve the process of property appraisal. This research resulted in the development of a proof of concept for a tool for appraisers (AppraisalGIS.com), which will revolutionize the way property appraisers carry out their satellite imagery work. It provides greater efficiencies, elimination of redundancies & duplication of effort and provides greater access to property data. A Bound's management is working at establishing a suitable partnership to commercialize this technology and offer it within the marketplace to appraisers in an ASP environment. The technology has been demonstrated to a variety of key industry influencers and stakeholders and has received excellent feedback. It is anticipated that a strategic partnership will be developed within a 9-18 month period, which will lead to the commercialization of the AppraisalGIS.com technology within key market segments in Canada, Australia and New Zealand. The company has combined expertise in the traditional business of real estate sales, property valuation & surveying, as well as within the emerging field of GIS application development. As a result, A Bound has developed an innovative suite of software solutions to support various aspects of the property transaction industry. Our Name Our company name is derived from the very essence of what we do. "Bound" is defined as the external or limiting lines, either real or imaginary, of any object or space; that which limits or circumscribes. As a noun bound denotes a limit or boundary, or a line inclosing or marking off a tract of land. Our Slogan "Real Property" is defined as land, and generally whatever is erected or growing upon or affixed to land. Also rights issuing out of, annexed to, and exercisable within or about land; a general term for lands, tenements, and hereditaments. In respect to property, real property and personal property correspond very nearly with immovable and moveable of the civil law. Our Experience A Bound has a broad range of project experience, ranging from the basic survey for a property mortgage through to multi-million dollar appraisal projects for multi-national corporations. The company provides its services to a broad range of companies, from large to small, including the following regular clients: Department of Transportation, Department of Municipalities, Culture and Housing, NB Geographic Information Corporation, Department of Natural Resources and Energy, Public Works Canada, Department of Indian Affairs and Northern Development and Canadian Government Railways. |
